Why Hampstead homes get mold
Hampstead sits between U.S. 17 and the tidal marshes along the Intracoastal Waterway, and the air here is humid for much of the year. Many homes are new, built during the rapid growth that has more than doubled Pender County's population over the past 30 years. That's good news in some ways, since new homes don't have decades-old plumbing, but new construction has its own mold risks:
- Tight houses trap moisture. Modern homes are sealed well for energy efficiency. If bathroom fans are undersized or the AC isn't removing enough humidity, moisture builds up inside.
- Attic air handlers and long condensate lines. When a line clogs or a drain pan overflows, water can soak attic insulation and ceilings before anyone notices.
- Building materials that got wet during construction and were closed up before they fully dried.
- Crawl spaces on low lots near creeks and marsh, where groundwater and stormwater collect.
Older homes closer to the water add the usual coastal problems: aging vapor barriers, wind-driven rain and storm damage.
Mold in new construction: what to do
If you find mold in a newer home:
- Take dated photos and note when you first noticed it.
- Check your builder's warranty. Many cover workmanship and certain systems for a set period, and most require you to report problems in writing.
- Notify the builder in writing before any repairs, unless waiting would cause more damage.
- Find and fix the moisture source, whether it's a plumbing leak, a condensate problem, a roof or window leak, or high indoor humidity.
This is general information, not legal advice. Your warranty documents set the terms.
Mold after Florence and other storms
Florence flooded homes in Hampstead's Cross Creek and Avondale areas in 2018, and homes across the area had roof leaks and wet attics. Mold from storms often shows up days or weeks later: in attic insulation under a damaged roof, inside walls behind wind-driven rain, and in crawl spaces where water pooled. After any major storm or heavy rain, check your crawl space and attic, and dry anything wet within 24 to 48 hours, which the EPA notes usually prevents mold growth.
How mold remediation works
A crew inspects the home, finds the moisture source and maps how far the mold has spread. The work area is sealed off with plastic sheeting and HEPA air filtration, moldy porous materials like drywall and insulation are removed, hard surfaces are cleaned, and everything is dried before repairs begin. Fixing the moisture source is part of the job, or the mold will come back.
