Homes in Carolina Beach

Carolina Beach sits on Pleasure Island in New Hanover County, between the Atlantic and the Cape Fear River. Its housing ranges from older beach cottages, some dating back to the 1920s, to elevated oceanfront homes, condos and newer townhomes. Many properties are vacation rentals or second homes, which means a leak or humidity problem can go unnoticed for days between visits.

Some neighborhoods sit on very low ground. Canal Drive, for example, was built on dredged material in the 1930s, and the town's mayor has called its flooding a generational problem. FEMA funding has helped raise some flood-prone homes; one 1928 cottage on Canal Drive was approved to be lifted 24 feet off the ground.

Tidal flooding and storm history

Carolina Beach floods even on sunny days. During king tides, the town regularly warns that Canal Drive, Florida Avenue and Carolina Beach Avenue North are likely to flood, and it may close roads. Researchers documented flooding on Canal Drive on about 60 days in a single year, far more than federal projections expected.

Storms make it worse. In September 2024, an unnamed coastal storm dropped 20.81 inches of rain on Carolina Beach in about two days, the highest total recorded in that event, which the National Weather Service estimated at between a 1-in-200 and 1-in-1,000-year rainfall. Hurricanes and nor'easters add storm surge and wind-driven rain on top of that.

Frequently asked questions

Do king tides cause water damage in Carolina Beach homes?

Most king tide flooding stays in streets and yards, but on the lowest streets, like Canal Drive, water can reach garages, ground-level enclosures and crawl spaces. Saltwater is hard on wood, metal and insulation, so dry any area it reaches and check for damage.

I own a condo in Carolina Beach. Who handles water damage?

It depends on where the water came from and your association's documents. Notify the HOA or property manager right away, and your insurer. Your HO-6 policy, a neighbor's policy and the master policy may all be involved.

Is my Carolina Beach home in a flood zone?

Much of Pleasure Island is in mapped flood zones, including higher-risk coastal zones near the ocean. Look up your address on FEMA's Flood Map Service Center or New Hanover County's GIS maps.

How fast can someone get to my home in Carolina Beach?

Often the same day. Response times depend on your location, the time of day and conditions, and can be longer right after a major storm or when roads on the island are flooded.
