Why mold is a concern in Burgaw
Burgaw is inland, but its homes deal with plenty of moisture:
- River flooding. The Northeast Cape Fear River and its creeks flooded homes during Floyd in 1999 and set a record during Florence in 2018. Floodwater that sits for days soaks walls, floors and crawl spaces deeply.
- Older homes on crawl spaces. Many homes in and around town were built over vented crawl spaces, with aging vapor barriers and insulation that hold moisture in humid summers.
- Rural homes with wells, outbuildings and long stretches between visits to the crawl space or attic.
- Humid summers that make any slow leak or condensation problem worse.
Mold after a river flood
River floods are especially hard on homes because the water can stay for days and the house may be inaccessible until it recedes. By the time you can get back in, mold may already be growing. Once it's safe to enter:
- Document everything with photos and video before cleanup.
- Remove wet carpet, padding, insulation and drywall that floodwater touched; it's contaminated and usually can't be saved.
- Open up walls above the water line so cavities can dry.
- Dry the structure thoroughly with dehumidifiers before rebuilding, and confirm with moisture readings.
- Have the crawl space and ductwork checked; ducts that sat in floodwater usually need to be cleaned or replaced.
Crawl space mold in older Burgaw homes
Even without a flood, crawl spaces under older homes are a common mold source. Humid summer air flows in through foundation vents and condenses on cooler ducts and framing, and a torn or missing vapor barrier lets ground moisture rise. Signs include a musty smell in the house, sagging insulation and visible growth on joists. The fix usually combines mold removal with moisture control, such as a full vapor barrier, drainage improvements or a sealed crawl space with a dehumidifier.
How mold remediation works
A crew inspects the home, finds the moisture source and maps the growth. The work area is sealed off with plastic sheeting and HEPA air filtration, moldy porous materials are removed, hard surfaces are cleaned, and everything is dried before repairs begin. Fixing the moisture source is part of the job.
